Simple Takeoff Software With No Subscription (And What “Cheap” Actually Means)
Contractors looking for takeoff software keep running into the same thing: a yearly bill.
Some of those programs are excellent. If you need assemblies, cost databases, cloud collaboration, or a full estimating suite, a subscription can be the right trade. This page is for the other situation. You need to measure lengths, areas, and counts on PDF plans, you want to own the tool, and you do not want another monthly or annual charge.

What contractors mean by “no subscription”
Usually it means three things at once:
- You pay once and keep using that version.
- You are not logging into a cloud account to open yesterday’s takeoff.
- The price does not jump next year because the vendor changed plans.
That is different from “cheap.” A low yearly price is still a yearly price. A free tool that is missing the measurements you need is not a deal. No subscription only matters if the program actually does the job.
What yearly takeoff programs typically cost
I am not going to name other companies. The pattern is easy to see if you have shopped this category.
A lot of takeoff and estimating software that used to be a one-time purchase now charges every year. Current yearly seats for contractor takeoff tools commonly run from a few hundred dollars to a few thousand, depending on whether you are buying markup, takeoff, or a full estimating platform.
That can be fair if you use the whole platform. It is a poor fit if you bought a big program and only ever use measure and count.
One-time vs cheap annual vs free
One-time. You pay for a license on a computer. You keep that version. Future major versions may be sold separately. Updates and support are limited. This is SimpliTake: $179, one Windows PC, lifetime use of the licensed version.
Cheap annual. A few hundred a year looks smaller than $179 on day one. Over three or four years it is not. You also stay on their schedule for features, logins, and pricing.
Free. Free PDF measuring tools exist. Some are fine for a quick check. They are usually limited, browser-based, or missing the project workflow (scale, counts, export, a file you can save and reopen). Free is worth trying. It is not the same as a working takeoff tool you can run a job on.
I would rather be clear about the $179 and the limits than call this the cheapest option in the category. It is not trying to be.
Offline vs browser / cloud
After activation, SimpliTake does not need the internet. There is no cloud account. Projects stay on your computer. You can save to a mapped network drive if your shop works that way. There is no telemetry and no data collection in the software.
Browser takeoff is convenient if you want the same project on every device and you are comfortable with files living on someone else’s server. That is a real preference. It is not mine, and it is not how this program is built.
If your plans cannot leave the office, or you just do not want another login, offline is the point.

There are many excellent full-featured programs for those needs. SimpliTake is not trying to replace them.
It is a good fit if you need to measure PDF plans, you want something straightforward, and you prefer a one-time purchase over a subscription.
